We visit you at your property and provide a rental valuation and any other advice that you may require about letting your property. We locate suitable tenants. Your property will be advertised, if necessary. However, we have excellent contacts and often have tenants waiting. We produce a flyer with property details for mailing to prospective tenants or this can be downloaded from our web site. We produce a video walk through of the property, which can be viewed from our web site. We supply a "To Let" display board outside the property, if required. We advise you about maintaining compliance with the various safety regulations. We accompany prospective tenants to view the property. We obtain and evaluate references and credit checks. We prepare a suitable Tenancy Agreement and arrange signature by the tenant. We collect a tenancy deposit, which will be treated in accordance with current legislation. We prepare an Inventory and Schedule of Condition. We check the tenant into the property and agree the Inventory. We Supervise the transfer of gas, electricity and council tax accounts into the tenant's name. We receive rental payments monthly in advance and pay you promptly, together with a detailed statement from our computerised management systems. If required, we pay regular outgoings for you from rental payments. We inspect the property periodically, and report any problems to you. We arrange any necessary repairs or maintenance, liaising with you in the case of larger works. We keep in touch with the tenant on a routine basis and arrange renewals of the agreement, as necessary. We check tenants out, as required, and re-let and continue the process with the minimum of vacant periods to ensure that you receive the optimum return from your property. Our Fees for Letting and Managing
Our initial letting and advertising charge is just £250, which covers advertising on a number of property internet web sites, including our own highly viewed site.
Our ongoing management commission is only 12% of monthly rental payments. An administration charge may be made for each renewal of an existing agreement, depending on the circumstances of each individual tenancy, which will be discussed and agreed with the landlord at the appropriate time.
There is NO VAT to pay.
We maintain a flexible attitude, and are generally able to adapt our service to meet our clients' individual circumstances and needs, for example, by providing a part only service, or alternatively, by taking on additional tasks and duties.
Client money protection
Any
monies paid to us must be paid into our client account. This is an insurance
based account that covers total loss of client’s money for the client, not for
us and is administered through the UK Association of Letting Agents (UKALA) of
which we are paid up members.
Most of all we will keep you informed and will look after your investment.

Our Services for Letting Only - £450 - No VAT to pay
This service is specifically for landlords who wish to manage their own property portfolio thus avoiding ongoing management fees.
We specialise locally in Chew Valley but also cover Bristol, Bath and the surrounding areas. We find tenants by advertising on a number of major property internet web sites including our own highly viewed site. We produce a flyer with property details for mailing to prospective tenants. We take all the enquiries and select prospective tenants and only put forward those tenants that meet your letting criteria; we then arrange appointments for you to conduct the viewings. When the most appropriate tenants have been selected, we take a holding deposit from them to secure the property. We then carry out credit checks and references. These will be forwarded to you for consideration. On acceptance of the references and agreement to proceed with the tenancy we will secure cleared funds for the first month's rent and the tenancy deposit. We will lodge the deposit with one of the government approved schemes on your behalf. (Normally
the Deposit Protection Service) The balance of the first month's rent less our agreed fees will be transferred to your bank account on commencement of the tenancy. We will initiate a banker's standing order between the tenant and yourself for the ongoing rent. We will prepare the Tenancy Agreement and any necessary Deeds of Guarantee and Pet Agreements if required. These will be forwarded to you and a copy to the tenants for approval prior to signing on the day the tenancy commences. After our fee is collected, all legal documents are passed to you for your continued running and management of the tenancy. Additional services as required A free "To Let" display board can be supplied for properties within the Bristol and North East Somerset area. For properties outside this area we charge a delivery fee depending on area of delivery; we also ask for a small deposit, which is returned on safe receipt back to us. £95 for an Energy Performance Certificate. £150 to produce a property Inventory and Condition Report.(Includes a video record of the property) Other requirements on request. Advise on the legal requirements of being a landlord. In addition we offer an ongoing rent collection service enabling us to give you early notification of late or non-payment. Our fixed fee for this is £25 per collection. Client money protection
